This investigated the impact of six utility-scale solar projects in Texas on nearby single-family residential property values. These solar projects were located across different Texas counties and regions. The research analyzed key real estate metrics, such as median price per interior square foot, sale-to-list price ratios, and days on market, comparing properties in proximity to the solar projects with control areas farther away. The study consistently found no evidence of negative market impacts on residential properties near the solar projects. In fact, property values generally followed similar trends to control areas, with some subject area properties even experiencing improvements. These findings highlight the compatibility of utility-scale solar projects and residential property values in Texas, affirming the resilience of the real estate market in the presence of solar developments.
