Sunshine or Setback? How Utility-Scale Solar Farms Impact Property Values and Communities Across the U.S.

About this

Report

This study explores the potential impacts of utility-scale solar installations on property values across the US, using property assessments as a proxy for non-market factors like scenic value and public perception. While most survey respondents reported no significant effect on property values, some noted a negative impact when installations were large or close to homes. Geospatial analysis suggests that few homes are actually affected by these installations due to their often rural locations, especially for larger solar projects. The study also highlights that smaller solar facilities tend to be located near more populated areas, while larger installations are found in lower-income, rural communities, raising questions about equity and fair siting practices. As utility-scale solar grows, the study underscores the importance of addressing these property value concerns and ensuring equitable development practices.
